Lets assume that you're looking to get the most you can out of your property. In order to do this you'll have to make sure that everything in your North Miami Beach house is completely repaired. There can't be any known issues such as plumbing, electrical, structural or organic problems. By organic problems I mean pests and weeds. After the basics are taken care of you should focus your attention to something called staging. Staging is all about decorating the property in such a way that it will make your prospective buyers, specifically their wives since they ultimately control men in relationships, want to purchase the property. You can do this be either decorating the property yourself with bright selling colors with artwork and furniture such as yellow, orange, mango and lime.
Take examples from the local design and decoration books and take visits to furniture stores. The reason why I recommend those colors are because they psychologically trigger buying moods. For this method I'd recommend selling the property furnished. If for any reason the buyers would be interested in purchasing the property unfurnished you can always hold an auction to sell off the furniture several weeks before the closing date. Before you do that, just make sure that the buyer's deposit has already been received and that you're at the point in the contract where they won't be able to get their deposit back if they back out of the deal.
