If the tenant is late I'm responsible for collecting and/or evicting him or her. You avoid 100% of the hassle.
The end game solution.
The tenant is providing income required to pay for the ongoing professional expenses incurred by preparing a foreclosure defense and negotiation of a short sale. In addition to receiving cash every month you'll earn even more money when the property sells. The foreclosure defense applies pressure to the bank in showing them that they're dealing with someone who knows what they're doing. This will dramatically increase the likelihood of obtaining a good payoff because they know that they won't be able to intimidate us into settling for near retail.
