Q: Are you listing my property for sale or buying it?
While I'm not an agent looking to list your property, I am looking to purchase it. As long as the property fits my buying criteria, I'll give you a contract to sign with the purchase price stated and from there I usually resell the property after repairs, keep it as a rental or assign the contract to one of my associates that also purchase with all cash.
Q: Do you provide fair offers for properties?
I have to purchase Real Estate at below market value so that I can resell it to another home owner. However, if you're in foreclosure and don't have equity, I can often negotiate with the lender in order to achieve a discount on the property. In the end its all about achieving an ideal price for the transaction to make sense. BUT, what I bring to the table is a fast, no hassle, all-cash offer where I can close quickly with flexible terms. I'll also buy your house in AS-IS conditions meaning you don't have to spend endless amounts of hours and money on repairs. Q: How to do come up with the price to offer on my property?
Its a fairly simple process. I look at the location, condition and amount of repairs needed in order to bring the property back up to par. I also take into consideration comparable sales that have taken place in the last 6 months to 1 year. As you're aware, prices have taken a huge hit in the past decade and some areas still have not recovered. I'll take everything into consideration and come to a fair price that works for you too.
Q: Are there any fees or commissions to work with you?
There are NO FEES or commissions required in order to work with me. I'll make an offer and if its a fit I'll buy your house. (I often pay for the closing costs too!). No hassle. No fees. I make money after I pay for repairs to the house (if any) to get it to where it needs to be. I then market the house and sell it for a profit. I take all of the risk away from you on whether I make a profit on it or not. The responsibility stays with me and you get to walk away without the burden of the property and its payments, and oftentimes with cash in your hand.
Q: How are you different from a Real Estate Agent?
Agents list properties on the market and pray that someone will buy them. The average time that it normally takes to sell your house, condo, or building can take anywhere from 6 to 12 months or even years. The commission that must be paid is at least 6%. (If your property sells at $100,000, you'll pay $6,000 in commissions and fees PLUS another 4% in closing costs.) Agents provide a great service for those that can wait a year or two and have money to pay their fees. I actually BUY the property. I don't list them on the MLS. I'll purchase the property from you using ALL CASH and make the decisions to buy it in a couple of days (usually one day).
Q: Is there any obligation once I submit my information?
No, you're not obligated to do anything. Once you tell me a little bit about your property, I'll take a look at comps, repairs etc. and determine if it'll be a good fit for me. I'll communicate with you and respond with an all cash offer within 48 hours via fax or email. From that point it is 100% YOUR DECISIONS on whether or not you want to move forward and sell your property to me. I will not hassle you, I will not harass you. Its 100% in your ballpark.
